Kenya’s high-end real estate market is entering a new phase of evolution as developers shift from conventional luxury to sustainability-driven, wellness-focused living. This transition took centrestage at the unveiling of SILVA Gigiri, a landmark residential development set to redefine premium urban living in Nairobi’s diplomatic hub of Gigiri.
The project, spearheaded by Mr. Mohamed Bishar, founder of Season Global, a logistics and supply chain company operating across six African countries, brings a bold new vision to Kenya’s luxury housing sector—one that blends architecture, nature, and long-term environmental consciousness.
“SILVA is not just another development. It is a belief in building responsibly for future generations. Africa has the potential to define its own architectural identity—one that reflects our climate, our environment, and our way of life,” said Bishar.
He added that his global exposure to sustainable developments—from Singapore’s green urban innovations to Italy’s nature-integrated architecture—inspired a deeper question: how Africa can create its own model of urban living.
“For too long, Africa has borrowed from global designs that do not fully respond to our realities. With SILVA, we are choosing to build something original—something African, modern, and sustainable,” he noted.
A Strategic Location for a New Urban Vision
Located in Gigiri, one of Nairobi’s most prestigious neighbourhoods and home to the United Nations offices and diplomatic missions, SILVA is positioned at the intersection of exclusivity and natural serenity.
Unlike many rapidly densifying urban zones, Gigiriremains one of the few areas in Nairobi that still offers expansive green spaces, clean air, and a tranquil environment—factors that are increasingly becoming key drivers of luxury property demand.
Industry data shows that Kenya’s luxury real estate segment has recorded steady growth over the past five years, driven by rising demand from high-net-worth individuals, expatriates, and diaspora investors.
According to market estimates, prime residential property prices in Nairobi’s top suburbs, including Gigiri, Karen, Runda, and Muthaiga—have grown by an average of 5–8 per centannually, with rental yields remaining competitive at between 6–8 percent.
At the same time, developers are responding to a clear market shift. Today’s high-end buyers are no longer just seeking space and status they are prioritising wellness, sustainability, and long-term value.
Focus on Well-being and Sustainability
SILVA Gigiri has been conceptualised around this new demand paradigm. The development integrates green spaces into its design, promotes natural ventilation, and emphasizes a lifestyle that balances urban convenience with environmental harmony.
The project aligns with Kenya’s broader urban development agenda under the Ministry of Lands, Public Works, Housing and Urban Development, which has increasingly emphasized sustainable housing solutions and climate-conscious construction.
“This is the future of real estate,” said Bishar.
“Luxury today is not defined by excess, but by quality of life. It is about clean air, access to nature, and spaces that support mental and physical well-being. That is what SILVA is delivering.”
The development builds on Mr. Bishar’s earlier success with Gigiri Lion Villas, a boutique hospitality project that introduced a more intimate and design-focused approach to premium accommodation in the area.
Kenya’s Growing Influence in Africa’s Real Estate Landscape
Kenya continues to position itself as a regional leader in real estate innovation, supported by strong urbanization trends, a growing middle and upper-middle class, and sustained foreign investment.
According to recent sector insights, Nairobi remains one of Africa’s top destinations for real estate investment, with increasing interest from international developers and institutional investors. The city’s strategic role as an economic and diplomatic hub in East Africa further enhances its attractiveness.
However, experts note that the next phase of growth will depend not just on the quantity of housing delivered, but on the quality and sustainability of developments.
This is a sentiment echoed strongly in the SILVA vision.
“The question is no longer whether we are building more,” Bishar emphasized. “The question is whether we are building better—whether what we create today will still matter 30 or 50 years from now.”
A Collaborative Vision for the Future
SILVA Gigiri is being delivered by a multidisciplinary team of professionals, many of them Kenyan, reflecting a growing emphasis on local expertise in shaping world-class developments.
The project also draws inspiration from global architectural leaders while remaining firmly grounded in local context—an approach that is increasingly being seen as critical in Africa’s urban transformation.
As Nairobi continues to expand, developments like SILVA signal a shift in mindset—one that prioritizes intentional design, environmental stewardship, and generational impact.
“This is not just about real estate,” Bishar concluded. “It is about creating spaces that tell Africa’s story—spaces that are sustainable, meaningful, and built for the future.”
With its focus on innovation, sustainability, and quality living, SILVA Gigiri is poised to set a new benchmark for luxury housing in Kenya and across the region.
